Keep it Show-Ready

After doing a deep clean of your home and decluttering every nook and cranny, keep it that way. In this hot market, you never know when potential buyers will want to see the home. That’s why it’s important not to let the clutter grow again.

You can keep your home show-ready by tidying every day as you go. When you’re done using a throw blanket, refold it. After you’re finished eating, clean your dishes right away. You can also keep a “tidy bin” where you place miscellaneous items throughout the day, and then before bed, return each item in the box to its rightful place.

Welcome Buyers In

The first impression your home gives to potential buyers matters. Curb appeal is important, but so is the entryway inside your home. Ensure there is a clear place to hang coats and jackets if buyers are wearing them and make the space feel welcoming. Do not require buyers to remove their shoes. You could place a vase of fresh flowers on the entryway table or place a basket of complimentary wrapped candies for them to take.  

Think About Ambiance

You want to create a breathtaking experience for buyers as they tour your home. Think about their five senses and how you can appeal to them. Place fresh flowers around the house (with scents that complement each other, of course) and if you have a fireplace, turn it on. There’s nothing more relaxing than the crackling of a fire. Consider turning on quiet background music, such as jazz, to make everyone feel at ease.  

If you’re selling in the summer, make sure your AC is set at a comfortable temperature. The same goes for selling in the winter; ensure your heat is on and not too toasty.  

Be Flexible

While some showings will be scheduled in advance, others will come with short notice. If you have pets, secure a sitter for them that is available on short notice, like a nearby friend or family member. There are also times when showings run over their allotted time. If you return and see that buyers are still in your home, don’t come inside. They could be asking questions or being wooed by your home’s architecture, and your return could distract them.  

Consider Selling Off-Market

Opening your home to dozens of interested buyers can be stressful and invasive. If public showings don’t sound like something you’d like to partake in, consider selling your home off-market. This way only trusted buyers will be brought through your home and only when you permit it. You retain your privacy while showing your home to pre-vetted and highly interested buyers.
